What is EMI?
EMI stands for Equated Monthly Installment. It's the fixed amount you pay every month to repay a loan. Each EMI consists of two parts: the principal (the amount you borrowed) and the interest (the cost of borrowing). In the early months, the interest component is higher; in the later months, the principal component grows.
EMI Formula
The formula to calculate EMI is: EMI = P × R × (1+R)^N ÷ ((1+R)^N − 1)
Where: P = Principal loan amount, R = Monthly interest rate (annual rate ÷ 12 ÷ 100), N = Number of monthly installments.
Example Calculation
If you take a ₹5,00,000 home loan at 8.5% annual interest for 5 years (60 months):
- Monthly interest rate = 8.5 ÷ 12 ÷ 100 = 0.007083
- EMI = 5,00,000 × 0.007083 × (1.007083)^60 ÷ ((1.007083)^60 − 1) ≈ ₹10,259
- Total payment = ₹10,259 × 60 = ₹6,15,540
- Total interest = ₹1,15,540
